For your office clearance, Sparkling Services empties office floors, open-plan spaces, practices and archive rooms in Brussels, Flanders and Wallonia. We dismantle desks, pedestals and partitions, remove IT equipment and archives, then sort everything: reusable items go to social-economy organisations, the rest to suitable recycling channels. The site visit is free usually within 48 hours, the quote is free and without obligation, and there are three options depending on the value of your belongings: free clearance, we pay you, or a fixed price on quotation.

What our office clearance service covers

With Sparkling Services, one team dismantles, removes, sorts and recycles everything in your premises, then hands back an empty, swept space. No van to hire, no skip to order and no staff giving up their Saturday.

In practice, we take care of:

  • office furniture: desks, pedestals, cabinets, chairs, meeting tables, partition walls and shelving;
  • IT and electrical equipment: monitors, desktops, printers, cabling, phones and kitchen appliances;
  • paper archives, binders and boxes, set aside if you want a specialist provider to destroy them with a certificate;
  • meeting rooms, break areas and technical rooms: tables, whiteboards, presentation screens, lockers and coat cupboards.

Clearing a shop, restaurant or warehouse rather than an office? Those premises have their own constraints and their own dedicated services: shop and commercial clearance, and clearing a warehouse or storage unit.

Dismantling is included in the price, as is protecting common areas such as lifts, stairwells and floors on the day. Afterwards, the premises are left swept. If the keys are going back to the landlord, a full end-of-lease clean can be added to the same quote, so you deal with one schedule and one invoice.

Who we work for and when

We work for any organisation that needs to vacate business premises: SMEs, head offices, sole traders, professional practices, non-profits, schools, property managers and insolvency practitioners. Jobs range from a two-room practice to a full office spread over several floors.

Typical situations

  • Relocation or downsizing: hybrid working has left half the desks unused, and the new office is smaller.
  • End of a lease: the landlord expects the office empty on a fixed date, often with no flexibility.
  • Professional practice: a lawyer, accountant, architect or doctor retiring or merging practices, with files that need careful handling.
  • Bankruptcy or liquidation: the court-appointed trustee (curateur / curator) needs a contractor who moves fast, records what leaves and invoices correctly.
  • Move to open-plan or hot-desking: the individual desks, cabinets and pedestals of the old layout have to make way.
  • Refurbishment: a floor has to be emptied before the contractors arrive.

For property companies and building managers (syndics), we also clear shared basements, bike stores and rooms left behind by a previous occupant.

How an office clearance works

An office clearance follows four stages: site visit or photos, fixed quote, clearance on the agreed date and handover of empty premises. Everything is planned to keep downtime for your business to a minimum.

1. Site visit or photo estimate

We usually visit within 48 hours, or work from photos and a floor plan if the premises are straightforward. We note the volume, access (loading bay, service lift, stairs), IT equipment and anything you want to keep.

2. Fixed quote and schedule

You receive a written quote with VAT shown separately and a confirmed date. If the space is still in use, we can work in phases, floor by floor, or outside business hours by arrangement.

3. Clearance day

The team protects common areas, dismantles furniture, labels anything that stays and loads the rest. Sorting starts during loading, separating reusable items, metal, wood, paper and electrical equipment.

4. Handover

The premises are returned empty and swept, and you receive an itemised invoice. If you cannot be there, we hand the keys to the building manager or the trustee's office.

IT equipment, WEEE and confidential archives

Waste electrical and electronic equipment (WEEE) never goes into a mixed-waste skip with us: it goes to channels approved for that type of equipment. In Belgium, electrical appliances are collected through the Recupel scheme, among others, and handled by recycling parks and sorting centres.

Your data remains your responsibility

Before the clearance, have your IT team wipe or remove hard drives, servers and smartphones. The data belongs to your company, and under GDPR you must stay in control of it until the end. If you would rather outsource this, we can point you to a specialist provider for certified destruction of storage media and documents.

Paper archives

Binders, client files and accounting records are never sent for paper recycling without your agreement. Check the statutory retention periods that apply to you with your accountant or legal adviser first. Then you choose:

  • non-sensitive archives go for paper recycling with the rest of the job;
  • confidential documents are set aside, and we can point you to a specialist provider who destroys them and issues a certificate.

Sorting, reuse and recycling of business waste

At Sparkling Services, anything still usable is put to good use or donated to social-economy organisations, and the rest is sorted and processed through suitable recycling channels. The value of reusable furniture and equipment is deducted from the quote: it can make the clearance free, and if it exceeds the cost, we pay you the difference.

A solid desk, meeting chairs or steel cabinets can find a second life with a charity, a school or a reuse shop. We set them aside for reuse organisations (for example Les Petits Riens, Oxfam or the Kringwinkel network in Flanders), depending on their needs and acceptance criteria.

Where everything else goes

  • metal (frames, racking, cabinets) goes to metal recycling;
  • wood and chipboard go to wood recycling;
  • paper and cardboard are recycled;
  • electrical equipment follows the WEEE route;
  • residual waste is handled by a suitable facility.

Businesses in Belgium have sorting obligations and must be able to show their waste was handled properly. Municipal recycling centres are designed for households and often turn businesses away or charge them, so we work with licensed sorting centres and private collectors instead.

How much does an office clearance cost?

We do not publish rates: depending on the value of reusable furniture and equipment, clearing your premises can be free, we can pay you the difference, or you pay a fixed price on quotation. The quote is fixed, so you pay the price stated unless extra contents appear that were not part of the job.

The final price depends on:

  • the total volume to remove, in cubic metres;
  • the floor, whether there is a lift or goods lift, and the distance to the lorry;
  • dismantling time for partitions, fixed racking or fitted kitchens;
  • the amount of IT equipment, archives or special waste streams;
  • the time slot requested: evening, weekend or urgent;
  • setting confidential archives aside and optional final cleaning.

For VAT-registered businesses, the invoice shows 21% VAT and all the details your accountant needs. For a trustee or building manager, we adapt the description and the addressee. The site visit is free, the quote is free, an estimate from photos sent by WhatsApp or through the form is also possible, and nothing is binding until you sign.

Practicalities in Belgium: parking, access and timing

In most Belgian towns and cities, you need to reserve kerb space for the lorry outside your premises, and Sparkling Services applies to the municipality for you. Allow a few days, longer in big cities or on busy streets.

Parking and the public road

In Brussels, each of the 19 municipalities handles its own parking reservations; on regional roads, the request goes through Brussels Mobility. In Flanders and Wallonia, the municipality's mobility or works department, or the local police, issues the permit. If the building has a loading bay or underground car park, we use that first.

Multi-tenant office buildings

In shared buildings, we coordinate with the facilities manager: booking the service lift, access badges, permitted delivery hours, floor and door protection. If the lift is too small, an external furniture lift can be set up on the façade, subject to permission.

Empty premises, absent owners

No director needs to be on site: the building manager, trustee or letting agent can give us the keys. We work in English, French and Dutch, which makes life easier for international companies in Brussels and beyond.

Why businesses choose Sparkling Services

A successful business clearance comes down to three things: a price agreed up front, a date that is met, and clear records of where everything went.

  • Fixed quote, itemised, VAT included, with no hidden disposal fees.
  • Three options: the value of your reusable furniture is deducted from the price, can make the clearance free, or we pay you the difference.
  • Reuse and recycling: donations to the social economy, sorting by material, approved WEEE processing.
  • Discretion: archives kept apart and, if needed, a referral to a certified destruction provider.
  • Brussels, Flanders and Wallonia, in three languages, with the same method in Brussels, Antwerp, Ghent or Liège.

Send a few photos or book a site visit: you will get a clear quote and a schedule built around the date your premises must be empty.

FAQ

Frequently asked questions

How much does office clearance cost in Belgium?

We do not publish rates. Depending on the value of reusable furniture and equipment, the clearance can be free, we can pay you the difference, or you pay a fixed price on quotation, which depends on volume, floor level, lift access, dismantling and the time slot. After a site visit or a look at your photos, Sparkling Services gives you a fixed, free, no-obligation quote, so you know the exact price before you sign.

Can you work outside office hours?

Yes, on request. For an office that is still in use, we can start early, work in the evening or at the weekend, or proceed floor by floor. These slots are agreed in the quote, because they can affect the price and need the building manager's approval.

What happens to our IT equipment?

Monitors, computers, printers and cables are treated as WEEE and taken to approved processing channels, never to mixed waste. We recommend your IT team wipes or removes hard drives before we arrive. If you need certified destruction of data storage devices, we can point you to a specialist provider.

How do you handle confidential archives?

Sensitive documents are kept apart and never recycled in bulk without your agreement. For certified destruction, we can point you to a specialist provider, who issues a certificate. Check statutory retention periods for your records with your accountant beforehand, so nothing you still need is destroyed.

Do you take the value of used office furniture into account?

Yes. The value of reusable or resaleable furniture and equipment is deducted from the price: it can make the clearance free, and if it exceeds the cost, we pay you the difference. Whatever cannot be reused is donated to social-economy organisations such as reuse shops, and the rest is sorted and recycled.

Do you clear premises after a bankruptcy?

Yes. We work for trustees and liquidators who need premises vacated quickly. We follow their instructions on what must be kept, adapt invoicing to the procedure and can collect the keys from the trustee or landlord if nobody from the company is available to meet us.

Do we need a parking permit for the lorry?

In most municipalities, yes, especially in town centres. Sparkling Services applies for the parking reservation with the municipality or, in Brussels on regional roads, with Brussels Mobility. If your building has a loading bay or its own car park, we use it and a permit is often unnecessary.

How long does it take to clear an office?

A small practice can often be cleared in a single day; a full office floor may take several days, depending on volume and dismantling. The expected duration is stated in the quote. We plan around your key handover date and can split the work into phases.
