Prices and quotes

What price should I expect for house clearance in Belgium?

The price depends on the value of your belongings and the work involved. At Sparkling Services, there are three options: free clearance if reusable or resellable items cover the cost, we pay you the difference if their value is higher, or you pay a fixed price on quotation. That price depends on the volume, access (floor, lift, parking), sorting, any cleaning and the deadline. The visit and quote are free and with no obligation, and an estimate from photos is possible.

Are the visit and quote really free?

Yes. The visit is free and the quote comes with no obligation. If you live far away, you can send photos of each room instead. You only pay if you accept the quote and the job goes ahead.

Can a house clearance be free?

Yes, when the value of the reusable or resellable furniture and items covers the cost of the clearance: you pay nothing. If that value is higher, we pay you the difference. We assess this during the free visit or from photos, and the option is written in the quote.

How is the volume in cubic metres calculated?

We estimate, room by room, the space the furniture and contents take up once loaded. As a rough guide, a studio is around 10 m³ and a well-filled family house 50 to 60 m³. Basements, attics and garages are counted separately.

Can there be any extra costs?

Only those listed in the quote: a full clean, a furniture lift, the municipal parking fee or special waste. If the actual volume matches the quoted volume, there are no surprises on the invoice.

Will I receive an invoice after the clearance?

Yes, you receive a proper invoice after the job, with VAT shown separately. It is useful for an estate file or for business accounts. Payment terms are set out in the quote.

How the clearance works

How long does it take to clear a house?

A full house is usually cleared in 1 to 3 days. A studio, basement or attic often takes half a day. The duration depends on volume, the number of floors and the distance to the van.

How quickly can you start?

We usually visit within 48 hours. The clearance date is then agreed with you, taking into account any lead time for a parking reservation with the municipality. For urgent jobs, call us on +32 485 39 99 41.

Do I need to be there on the day?

No. You can leave us the keys and clearly mark what you want to keep, for example with labels or a list. We send you photos at the end of the job and return the keys as agreed.

What do you do with paperwork and personal items you find?

Official documents, photos, letters, jewellery and personal items found during the clearance are set aside and returned to you. Nothing personal is thrown away without your consent.

Do I need a parking permit for a removal van in Brussels?

Usually, yes, as in most towns. A temporary parking reservation is requested from the municipality, often several days in advance. Depending on the municipality, the signs are put up by its services or by the applicant. We make the request for you; any fee is listed separately in the quote.

Is the property cleaned after the clearance?

The property is always handed back empty and swept. A full end-of-tenancy clean (floors, bathroom, kitchen, windows, cupboards) is available as an option, ideal before a check-out inspection or a sale.

Belongings, donation and recycling

What happens to items after a house clearance?

Resellable items are put back into circulation and their value is deducted from your price. Items in good condition with no market value are donated to reuse charities (for example Les Petits Riens, Oxfam, Terre or De Kringwinkel), depending on what they accept. The rest is sorted by material and handed to recycling parks and sorting centres.

Do you take the value of furniture and items into account?

Yes. During the visit or from photos, we estimate the value of reusable or resellable furniture and items, and it is deducted from the cost of the clearance. Depending on the case, the clearance becomes free, we pay you the difference, or the fixed price you pay goes down. For a particularly valuable piece, you can also consult an independent expert before we come.

Can I keep some items?

Of course. Tell us during the visit what you want to keep; we can gather it in one room or set it aside. Also think about items meant for family members or for a removal company.

Do you take electrical appliances and electronics?

Yes. Working appliances can be donated; the others go into the recycling stream for electrical and electronic equipment, where metals and plastics are recovered.

Is there anything you won't take?

We do not take asbestos, which must be removed by a certified contractor, nor explosives, weapons or ammunition. Hazardous products such as paint or chemicals are handled separately: please mention them during the visit.

Do you take the waste to the municipal recycling park?

Municipal recycling parks are intended for households. As a business, we hand sorted waste to sorting centres and recycling parks suited to professional volumes.

Estates and special situations

How do I clear a house after someone dies in Belgium?

Start by retrieving important documents and keepsakes, in agreement with the other heirs. The notary can advise you before the home is cleared. Then Sparkling Services takes care of the rest: donations, recycling and handing the property back empty.

Who can decide to clear the house in an estate?

In principle, the heirs together. Where the property is jointly inherited, it is wise to get everyone's agreement before the clearance. Your notary can advise on your situation; we work on clear instructions from the person who hires us.

Are clearance costs deductible from inheritance tax?

This is not guaranteed. Please check with your notary. We provide a detailed, proper invoice that you can add to the estate file if needed.

Can you clear the home of a parent moving into a care home?

Yes. We first help set aside the furniture and belongings chosen for the new room, then clear the rest of the home. Useful items are donated, and the property is handed back empty, ready for sale or for the landlord.

Do you handle hoarder houses?

Yes, discreetly and without judgement. These jobs require protective equipment, careful sorting and sometimes disinfection. We work at the request of the family, the landlord or a social worker, and the price is set after a visit.

The heirs live abroad: can you manage everything remotely?

Yes. We work in English, French and Dutch. Simply send us the keys, approve the quote remotely and tell us what should be kept. We send you photos at every important stage.
