In Belgium, the price of a house clearance depends mainly on volume, access, sorting and the value of the items that can still be used. At Sparkling Services, that value is deducted from the price: depending on the contents, the clearance is free, we pay you the difference, or you pay a fixed price on quotation. This guide explains what drives the price, how the three formulas work and how to get a free estimate, on site or from photos.
What does house clearance cost in Belgium?
There is no single price: the cost of a house clearance depends on volume, access, sorting and timing, and the value of reusable or resaleable items is deducted. At Sparkling Services, the result takes one of three forms: free clearance, we pay you, or you pay a fixed price on quotation. The exact amount is set in a fixed quote, after a visit that is free or on the basis of photos.
Most Belgian clearance companies start from volume, because volume determines working time, the number of trips and the amount of material to sort and process. Some advertise an hourly rate per worker, but transport and waste processing then come on top, which makes comparisons harder.
Be wary of very low headline prices: a complete clearance includes labour, the van, sorting, donations, recycling and processing of residual waste through suitable recycling channels. An unusually low price often hides extras on the day, or waste disposal that does not follow the rules.
How does volume affect the price?
The actual volume to be removed is the main cost factor: it determines the size of the team, the number of trips and the amount of material to sort and process. Volume is measured "as loaded", meaning the space it takes up in the van, with furniture dismantled and boxes included.
A few rough benchmarks, to be used with caution because two homes of the same size can contain very different volumes:
| Property | Indicative volume |
|---|---|
| Furnished studio | about 10 m³ |
| House of about 100 m², lightly furnished | about 30 m³ |
| Family house with a full cellar and loft | 50 to 60 m³, sometimes more |
That is why a serious estimate requires a visit or photos of every space, including the cellar, loft, garage, garden shed and cupboards. These "hidden" spaces are what most often derail estimates given over the phone.
The 3 formulas: free, we pay you or fixed price
At Sparkling Services, the value of reusable or resaleable items is compared with the cost of the clearance, and the quote states in writing which of the three formulas applies.
| Formula | When? | What you pay |
|---|---|---|
| 1. Free clearance | The value of reusable or resaleable items covers the cost of the clearance | Nothing |
| 2. We pay you | The value of the items exceeds the cost of the clearance | Nothing: we pay you the difference |
| 3. You pay | Few or no items of value | A fixed price on quotation, based on volume, access, sorting, any cleaning and timing |
| Visit and quote | Before any work, on site or from photos | free, no obligation, usually within 48 hours |
In all three cases, the calculation is made before the work and set out in the quote: the price does not change on the day. Items that cannot be resold but can still be used are donated to social-economy organisations, and the rest is recycled through suitable channels (recycling parks, sorting centres).
Clearances of severely cluttered or unsanitary homes (Diogenes syndrome) require more time, protection and sorting: they are quoted separately after a visit.
What affects the price?
After volume, access, the nature of the items and their value have the biggest impact on the price of a clearance. Two houses with the same volume can therefore receive different quotes.
- Access: upper floors without a lift, narrow or spiral staircases, a long carry from the door to the van, a pedestrian street or no parking.
- Dismantling: built-in wardrobes, a fitted kitchen, loft beds, shelving fixed to walls.
- Type of waste: a high share of residual waste, rubble or hazardous products (paint, solvents) costs more to process than reusable furniture.
- Value of the items: furniture in good condition, recent appliances, tools, bicycles or sought-after items are deducted from the price; they can make the clearance free, or mean we pay you the difference.
- Urgency: very short-notice or weekend jobs require a team outside the normal schedule.
- Urban logistics: parking suspension, furniture lift, hours imposed by the building's co-owners.
- Extras: full cleaning after the clearance, clearing the garden or shed.
A clear quote states which of these factors have been taken into account, so there are no surprises on the day.
Is the price different in Brussels, Flanders and Wallonia?
Our method of calculation is the same everywhere we work; what differs from one region to another is logistics, and therefore sometimes the time required. The quote reflects the real access conditions at your address, not a flat regional surcharge.
- Brussels: walk-up flats without a lift, townhouses with narrow staircases, and streets where parking is difficult. Reserving a parking space with the municipality is often essential, and each of the 19 municipalities has its own rules and fee.
- Flemish cities: in Antwerp, Ghent or Leuven a temporary parking suspension (tijdelijk parkeerverbod) must be requested from the city, and access to historic centres can be restricted for vans.
- Wallonia and rural areas: farmhouses and large homes with barns, cellars and lofts; access is usually easier, but volumes tend to be larger.
If a parking request is needed, we take care of it, and the quote states whether the municipal fee is included. That way you know exactly where you stand before the work starts.
What is included in the price, and what isn't?
An all-inclusive price should cover labour, standard dismantling, transport, sorting, donations, recycling, waste processing and a final sweep. Check each point on the quote.
Included with Sparkling Services:
- the survey visit or estimate from photos, and the fixed quote;
- protection of floors and shared areas;
- dismantling of standard furniture and loading;
- transport, sorting, donations to charities and recycling through suitable channels (recycling parks, sorting centres);
- setting aside any papers, photos and personal items found;
- a final sweep and before-and-after photos.
Not included or quoted separately: full cleaning (available as an option), asbestos removal, which must be carried out by a certified company, emptying heating-oil tanks, and demolition work. The value of reusable or resaleable items, on the other hand, is deducted from the price.
Is free house clearance possible?
Yes: at Sparkling Services, the clearance is free when the value of reusable or resaleable items covers its cost, and if that value is higher, we pay you the difference. In practice, this mainly applies to homes with furniture in good condition, recent appliances, tools or sought-after items.
A value deduction is only reliable if it is transparent. With us, the estimate is made during the visit or from photos, the items taken into account are listed in the quote, and the result is in writing: free clearance, amount paid to you, or fixed price. You can keep whatever you want before we arrive, or ask an independent expert for an opinion on a specific item.
When the value of the items is not enough, you pay a fixed price on quotation. Whatever can still be used but cannot be resold is donated to organisations (for example Les Petits Riens, Oxfam, Terre or De Kringwinkel), depending on what they accept, and the rest is recycled.
Do it yourself or hire a professional?
Clearing a house yourself may look cheaper, but it takes far more time: for a whole house, expect several weekends, a hired van, many trips and volume limits at the recycling centre. For a cellar or a few pieces of furniture, doing it yourself is often reasonable. And if the home contains resaleable items, a professional clearance can be free, or even pay you the difference.
| Option | Advantages | Limitations |
|---|---|---|
| Municipal bulky-waste collection | Inexpensive, organised by the municipality or waste company | Limited volume, sometimes long waiting times, items must be put out on the pavement |
| Recycling centre (Recypark / containerpark) | Open to local households | Limits on volume and vehicle type, many trips, sorting done yourself |
| Skip hire | Practical for renovation waste | Road permit needed, sorting and loading done yourself, unsuitable for reusable furniture |
| Professional clearance | Everything usually done in 1 to 3 days, donations and recycling included, value of items deducted, fixed price | Fixed price on quotation if the value of the items does not cover the cost |
In Brussels, for instance, Bruxelles-Propreté / Net Brussel offers households a bulky-waste collection by appointment, with a capped volume: useful for a few items, not enough for a whole house.
How do you compare quotes and keep costs down?
Compare fixed quotes including VAT, drawn up after a visit or complete photos, and check what is included. Clearance services are subject to the standard Belgian VAT rate of 21%: a price shown excluding VAT looks 21% cheaper than it really is.
Questions to ask before signing:
- Is the price fixed, or can it change on the day?
- Is VAT included?
- Are transport, waste processing and the final sweep included?
- What happens to the items: resale, donation, recycling?
- Is the value of resaleable items deducted from the price, and is the calculation shown in the quote?
- Is the company registered as a waste carrier in the region concerned?
- Will I receive a detailed invoice with company and VAT numbers?
To reduce the bill: sort and remove what you are keeping before the survey, leave furniture and items in good condition in place (their value is deducted from the price), combine clearance and cleaning in a single job, and avoid urgent bookings by planning a few weeks ahead. Frequently asked questions
How much does house clearance cost in Belgium?
There is no single price. The cost depends on volume, access (floor, lift, parking), sorting, any cleaning and timing, and the value of reusable or resaleable items is deducted. Depending on the result, the clearance is free, we pay you the difference, or you pay a fixed price on quotation.
How do I get a price for my home?
Ask for a visit, which is free and without obligation, or send a few photos of every room, including the cellar and loft, via WhatsApp or the form. You receive a fixed quote stating which formula applies: free clearance, we pay you, or fixed price.
Is the quote free?
Yes, the survey visit is free and the quote is free and without obligation. An estimate from photos or a video is also possible. The quote is fixed: the price does not change on the day of the clearance.
Why are some house clearances free?
Because the value of reusable or resaleable items covers the cost of the clearance. At Sparkling Services, that value is deducted from the price and shown in the quote: if it covers the cost, you pay nothing; if it exceeds it, we pay you the difference.
Is VAT included in your prices?
Yes. Prices for private customers include 21% VAT, the standard rate for clearance services in Belgium. Be careful when comparing with prices shown excluding VAT, which look lower than they really are.
